How does a historic-preservation district affect my roof options?

If your property is inside a designated district, the city's preservation review board has approval authority over visible roof materials, profiles, and colors. Architectural review is a real timeline factor — usually 4 to 8 weeks. We prepare and submit the package on your behalf.

My home sits under big oaks. Does that change the roof spec?

Yes — in three ways. Gutter sizing increases to handle leaf load. Drip-edge flashings get more aggressive. Ridge ventilation gets shielded against debris. We also schedule canopy maintenance access plans differently than open-yard homes.

How close to the bay before I need marine-grade materials?

Inside three miles of saltwater, fastener and coating specs change. Under one mile from Biscayne Bay (most of the Grove waterfront), we default to aluminum substrate, Kynar 500 coatings, and stainless fasteners. Beyond three miles, more flexibility.

Can you match the existing tile profile and color?

Usually yes. Manufacturers (Eagle, Hanson, Boral) carry matching SKUs for most Grove-era tiles. When the original line is discontinued, we'll source a salvaged-tile blend or a closest-match contemporary tile and run a sample-board approval before we install anything.

Do you handle insurance claims after hurricanes?

Yes. We perform post-storm photographic assessment, write the damage scope to your insurer's format, and meet the adjuster on-site if helpful. We don't take a percentage of the claim — we do what we'd do for a cash job.
